MADISON COUNTY TENNESSEE

For and in consideration of the sum of fourteen hundred fifty-five dollars, one thousand of which to be paid on or before the 25th day of December next, otherwise this conveyance to be null and void and for nothing held and the balance in the note the first for $225 the other for $230 and due respectively in twelve and twenty-four months from the 25th day of December next. I Allen DeBerry of the county and state aforesaid have this day bargained sold (aliceed) and conveyed unto President Presley of the same county and state the following described tract or parcel of land situated lying and being in the county of Madison state of Tennessee bounded as follows to wit. Beginning in the Forked Deer River at a stake with “hickory” bench and (hava bean pointers?) Ben Harris North east corner runs thence Smith with his east boundary, 150 poles 5 links to a stake with blk’ oak pointer Jno. A Green’s north east corner of Harris’ east boundary. Thence east passing Jno. A. Green’s north east corner at 67 poles in all east 116 poles 12 ˝ links to a stake with persimmon bush. Thence north crossing Powell Slough at 122 poles in all North 127 poles 17 ˝ links to a stake with two beech pointers. Thence west cropping said slough at 40 poles in all west 57 poles to a hickory with a black (gum?) hickory and ash pointers. Thence north 59 ˝ (degrees?) west 50 poles to a stake at the north of said slough on Forked Deer River. Thence south 9 degrees west 18 poles to the beginning containing by  estimation ninety-seven acres. To have and to hold the same to the said President Presley his heirs and assigns forever. I do hereby covenant and bind my self heirs and representatives to forever warrant and defend the title to said (bargaining pressures?) against the lawful claims of all persons whomsoever and that I am lawfully seized of said land and bargained previous and have a good right to sell and convey it and the same is unencumbered. It is agreed that a  lein be (accd ???) on the aforesaid premises until all of said purchase is paid.
